PUBLIC NOTICENotice is hereby given that the Board of Adjustment of the City of Brentwood will hold a Public Hearing at the Brentwood City Hall, at 2348 S. Brentwood Boulevard, Brentwood MO, 63144 on Thursday, August 27, 2026 at 6:30 P.M. on the following appeal:
AGENDA
1. The appeal of Charles Bell, Charles E. Bell Architects Inc. on behalf of Timothy James Beecher, Jr. and Lauren M. Beecher, property owners of 9014 Powell Avenue, Brentwood, MO 63144, to allow for the encroachment into the side yard setback in the Single Family Residential – B zone district. Section 400.1330(D)(3)(b) Yard and Setback Requirements requires a minimum side yard setback of five (5) feet. The existing home pre-existing non-conforming and is encroaching into the side yard creating at 4 feet. The property owners seek to add a two-story bay extension addition to the front of the home that has a footprint of approximately 50 square feet, and add a single-story, approximately 130 square foot addition to the rear of the home into the setback by one (1) foot.
2. The appeal of John Nations, Doster, Nations, Ullom, & Boyle, LLC on behalf of the T-V Brentwood, LLC for the tenant address of 8273 Brentwood Industrial Drive for the property addressed as 8229 Brentwood Industrial Drive, Brentwood, MO 63144, to allow for the use-variance for warehouse storage within the tenant space of 8273 Brentwood Industrial Drive within the MC-Manchester Corridor Commercial District. Section 400.1375(E)(1)(m) Warehouse storage accessory to a permitted or conditional use but only to the extent that such use does not exceed more than thirty percent (30%) of the gross floor area of the primary use is included as a conditional use. The applicant is seeking to allow for Macro Technologies within the tenant space which will have 35.2% of Office Space and 64.8% Warehouse Space. The Warehouse space will be used to store computer inventory of the tenant, who indicates that the only use of computers will be by the employees in the normal course of business and, given the rapid advancement of artificial intelligence in every aspect of business, may use applications which use artificial intelligence.
