NOTICE OF PUBLIC HEARINGS before the CITY OF WILDWOOD CITY COUNCIL July 13, 2026 – 6:30 p.m. (Monday)The City Council of the City of Wildwood will conduct public hearings on Monday, July 13, 2026, at 6:30 p.m., which will be held at City Hall, within the Council Chambers, 16860 Main Street, Wildwood, Missouri 63040, for the purposes of obtaining testimony regarding request(s) for either the deliberations on appeals, the modification of zoning district designations, application of special procedures, change in the underlying regulations of the Zoning Ordinance, action on Record Plats, update on zoning matters, or amendment of the Master Plan, which will then be considered for action. These hearings are open to all interested parties to comment upon these requests, whether in favor or opposition, or provide additional input for consideration. If you do not have comments regarding these requests, no action is required on your part. If you do want to offer input, written comments are encouraged and should be addressed to the City Council, City of Wildwood, 16860 Main Street, Wildwood, Missouri 63040, or can be submitted via the City's website at http://www.cityofwildwood.com/comment. Residents and interested parties can participate as part of these public hearings in person, at City Hall, within the Council Chambers (16860 Main Street), or remotely by joining the meeting at the following link (also available in heading of posted online agenda):: https://us02web.zoom.us/j/452669612 The meeting can also be viewed on the City's YouTube Channel at www.cityofwildwood.com/YouTube. Instructions on how to identify yourself for participation in the public hearings will be provided at the start of the proceeding. The following requests will be considered at this time: P.Z. 2 and 2(A.)-26 Mia Bella, c/o Doug Nance, Lombardo Homes of St. Louis, L.L.C., 4 Research Park Circle, Suite 130, St. Charles, Missouri 63304 - A request for a change in the zoning district designations of four (4) properties that are currently identified in the NU Non-Urban Residence District (Town Center 'Neighborhood Edge' and 'Neighborhood General' Districts) to the R6-A 4,000 square foot Residence District, with a Planned Residential Development Overlay District (PRD - 2(A.)), all being in association with a tract of land that is 10.43 acres in size and located on the north side of Manchester Road, west of its intersection with State Route 109 (Street Addresses: 17115, 17119, 17127, and 17135 Manchester Road/St. Louis County Locator Numbers: 24V430086, 24V430121, 24V430064, and 24V430112). Proposed Use: Sixty-two (62), attached single family dwellings, in clusters of up to four (4) units, with associated street and pedestrian networks, including public rights-of-way dedications and improvements, stormwater management facilities, and required public spaces. (Ward One) P.Z. 5-26 City of Wildwood Planning and Zoning Commission, c/o Department of Planning, Wildwood City Hall, 16860 Main Street, Wildwood, Missouri 63040 - A request for the consideration of amendments to certain existing requirements being set forth in Chapter 415.030 Definitions, Chapter 415.400 Sign Regulations - General, Chapter 415.410 - Sign Regulations for "FP," "NU," and all "R" Districts, and Chapter 415.420 Sign Regulations for All "C" and "M" Districts, which would remove "window signs or clings" from their current exempted status and thereby require these representations to be reviewed and authorized under a set of new rules to ensure compatibility with the City's "dark sky" efforts, Town Center Neighborhood Design Standards and Architectural Guidelines, and its Outdoor Lighting Requirements of the Zoning Ordinance (Chapter 415.450). (Wards - All) P.Z. 9-26 City of Wildwood Planning and Zoning Commission c/o Department of Planning, Wildwood City Hall, 16860 Main Street, Wildwood, Missouri 63040 - A request for the review and consideration of the Final Draft of the Wildwood Historic Preservation Plan. This public hearing is being offered to collect input on the final draft of the City's Historic Preservation Plan, which can be found at www.cityofwildwood.com/historicpreservationplan, along with a listing of relevant dates of future meetings that have been scheduled to complete the plan's adoption process. This plan will serve to better integrate the City's historic preservation program into the City's master planning efforts, related government processes, and community initiatives. It will provide milestones and a timeline for preservation goals, as well as determine the status of commercial and residential historic properties.
