Notice of Public Hearing(s)Notice is hereby given that the Planning and Zoning Commission of the City of Wentzville, Missouri, will conduct its Oct. 5, 2026 meeting in person inside the Board Chambers at City Hall. It is anticipated that the Planning Commission and City staff will attend this meeting in person, but they may attend by phone or video conference under a policy established by the Commission.
The public is invited to provide comments on any Public Hearing topic on the agenda in the methods listed below. Public comments are recommended to be submitted at least 24 hours prior to a meeting date. Any comments received after the deadline will either be added to the Board of Aldermen packet or emailed to the Planning and Zoning Commission or Board of Aldermen depending upon when the comments are received.
· Attend the meeting in person in the Board Chambers at City Hall;
· Complete the Public Comment form online at least 24 hours prior to the meeting date www.wentzvillemo.gov/PublicComments.

(ID # 14612) 26-49-PZ - City of Wentzville, applicant and property owner, is requesting approval of the October 5, 2026 Comprehensive Plan. This Plan (with accompanying maps, charts and descriptive explanatory matter) seeks to guide and accomplish the coordinated physical development of the City in accordance with existing and future needs. PLANNING AND ZONING COMMISSION PH ITEM ONLY.
(ID # 14691) 26-51-PZ - Premier Design Group, applicant on behalf of property owners, Lou Fusz Properties, LLC, are requesting Conditional Use Permit approval for the outdoor display of merchandise along the storefront within 20 feet of the business entrance/exit for Circle K. The site is located on the north side of Prospect Road, approximately 400 feet west of the Prospect Road / Hwy 61 roundabout.
(ID # 14693) 26-53-PZ - Joe Dale, applicant on behalf of property owners, Mission Hills Development Co. Inc., are requesting Conditional Use Permit approval for the sale and rental of construction equipment and outdoor storage/display for JAK Equipment. The site is located on the south side of Veteran's Memorial Parkway approximately 750 feet east of Oakley Lane, with an address of 12542 Veterans Memorial Pkwy.
(ID # 14695) 26-54-PZ - Civil Engineering Design Consultants, Inc., applicant on behalf of property owners, THF Wentzville Development, LLC, are requesting Conditional Use Permit approval for a restaurant with a drive-thru facility for Zaxby's. The site is located on the west side of Wentzville Parkway, approximately 450 feet north of West Pearce Boulevard, with an address of 1991 Wentzville Pkwy.
(ID # 14697) 26-57-PZ - Premier Design Group, applicant on behalf of property owners, Wilmes Brothers Investments, LLC, are requesting Rezoning of 4.53 acres, more or less, from A Agricultural to PD-I Planned Development Industrial Zoning District including Preliminary Development Plan for Parr Road Development. The site is located on the west side of Parr Road, approximately 1,420 ft north of the intersection of Parr Road and Hwy A.
(ID # 14699) 26-58-PZ - Bax Engineering Company, applicant on behalf of property owners, Paragon Custom Homes, LLC, are requesting Renewal of the five acre parcel's PD-R Planned Development Residential Zoning including Preliminary Development Plan for Peine Manor. The site is located southeast of the intersection of Peine Road and Westhaven Boulevard.
(ID # 14701) 26-59-PZ - Bax Engineering Company, applicant on behalf of property owners, Paragon Custom Homes, LLC, are requesting Renewal of the PD-R Planned Development - Residential Zoning for 17.39 acres, more or less, including Preliminary Development Plan for McCoy Creek Estates. The site is located north of Peine Road via project access to Peine Road, approximately 800 feet west of Barclay Bluff Court with an address of 1817 Peine Rd.
The public hearing dates are Mon., Oct. 5, 2026, at 6 p.m. before the Planning and Zoning Commission and again on Wed., Oct. 21, 2026, at 6 p.m. before the Board of Aldermen inside the Board Chambers at City Hall.
